Floors for the terraces of Jericho and the villas of North Oxford.

Homes of Oxford

A city of narrow halls, tall rooms and floors that have moved for a century.

Oxford housing is a study in eras. Victorian terraces in Jericho and East Oxford with original boards under three layers of carpet; substantial Gothic villas in North Oxford with drawing rooms that deserve a wide board; 1930s semis in Headington and Marston; and, increasingly, glass-box kitchen extensions bolted on to all of them.

Almost every Oxford floor we lay begins with a conversation about the subfloor. Joists have settled, sleeper walls have shifted, and the floor that looks level is rarely level. Getting that right is where the work is, and it is why we ask to see the room before we talk about boards.

Why Oxford homeowners call us

Because a listed house and a rental in Cowley need different answers, from the same standard.

We work across conservation areas and student lets alike. In one we are matching the width of Victorian boards and protecting original skirting; in the other we are choosing a floor that will still look refined after five tenancies. Sam has fitted both, often in the same week.

Engineered oak

Wide, oiled European oak for North Oxford reception rooms and Victorian front rooms, where the light is often north-facing and a warmer tone earns its place.

Herringbone

A popular choice for any room, herringbone adds character and rhythm. We set out the pattern carefully so it feels balanced throughout the space.

LVT

For busy family homes, often with smaller children and pets. It gives you the character, look and feel of timber without the anxiety of spillages and scratches.

Often asked in Oxford

Questions we hear at the door.

Yes. Most of our Oxford work is in period property. We protect original features, lift and relay where boards are worth saving, and choose widths and finishes that sit comfortably with the age of the house.

It is common and rarely a problem. We assess how much of the fall to correct, level where it matters for doors and furniture, and leave the character where it does not.

We do, and we recommend finishes that cope with heavy use and look refined between tenancies.

Usually within a week. Parking permits and narrow streets are our problem, not yours.
